Cawley CRE Sources and Sells Newly Constructed 2025 Maintenance Facility in Romeoville

Cawley Commercial Real Estate completes the direct sale of a newly constructed Class A maintenance facility located at 1385 Joliet Road in Romeoville, Illinois.

The transaction was led by Cawley CRE’s Matt Garland, who represented both the buyer and the seller and played a role in every stage of the property’s evolution, from the original land sale through the facility’s ultimate disposition.

Several years ago, Garland brokered the sale of the four-acre land parcel to KAB Properties, recognizing the company’s vision and capability to develop the site into a modern industrial facility. Upon completion of the development, KAB Properties returned to Garland to market the asset. Leveraging his extensive knowledge of the property and the transportation industry, Matt Garland sourced another ideal buyer in MW Express, ultimately bringing the transaction full circle from land acquisition to final sale.

Andrew Maletich, SIOR, and Houston Brooke supported Garland throughout the transaction. Jandra Zitkevicius of Brick-by-Brick Realty provided additional representation for the seller.

The property was acquired by MW Express, a trailer repair and maintenance specialist, which will utilize the facility to support its continued expansion in the Chicago market.

Completed in Q4 2025, the 27,500-square-foot building sits on 4 acres and includes 19,950 square feet of warehouse space and 7,550 square feet of office space. The facility features 10 drive-in bays, heavy power, and triple catch basin drainage fed by trench drains, making it exceptionally well-suited for transportation, fleet maintenance, and heavy industrial operations.

The property offers immediate access to both I-55 and I-355, providing strong regional connectivity for fleet and logistics operations throughout the southwest suburban market.
